The Market has changed, So What’s on the Horizon?

Now that summer has almost ended, will cooler weather bring cooler home prices and what’s ahead for prices as we move toward the end of the year? Housing experts are starting to talk about the 2025 housing forecast and here is what they are saying. 

Hi, I am Terry Tucker with eXp Realty and I’ve been selling homes here in the San Ramon Valley and beyond for the past 26 years.   

First, there is so much conflicting information out there that is causing confusion for consumers and don’t believe everything you read or hear.  BUT, here is what we do know. Affordability is still a challenge with buyers due to price increases and mortgage interest rates. We also know there is relatively low inventory which has kept the competition tight among buyers but we are now starting to see the inventory bump up, and homes staying longer on the market. Economically, we are still seeing inflation around the country and the feds are still contemplating lowering interest rates which could come very soon due to possible recession. 

With all that being said, depending on where you are in the country, home sales and pricing continue to remain steady and it is now starting to normalize. Across the board, we are starting to see prices plateau in certain areas and not increase. In fact for 2025, real estate forecaster Corelogic is predicting a 3.4% growth year over year. This is down from 4.9% from this year. But keep in mind, the last five years we were in the unicorn years of real estate so adjusting is a normal part of the cycle. 

So what lies ahead? As a consumer you need to look individually at your local market rather than what is happening as a whole around the country.
