Hey San Ramon Valley! It’s already August and time for your MONTHLY MARKET UPDATE for August 2024. These updates are now monthly and will let you know the local stats for your city along with the macro-economic events affecting the real estate market as a whole. The market is steady right now and here are the latest stats!

Hi, I’m Terry Tucker with eXp Realty, and I’ve been helping people sell and buy homes right here in the San Ramon Valley as well as the broader East Bay area for the past 26 years.

Let’s take a look at what happened in Danville, CA in the month of July.

In Danville we had 56 active single family homes come to the market, 24 homes that went under contract and 49 closed sale last month. Also last month, single family homes sold for an average sold price of $2,390,179. Comparing July 2024 to July 2023, the average sold price is up 10.3% this year. The actual price range was $1,250,000 – $6,000,000 and it took an average of 16 days to sell. Finally, the Median sold price in July vs one year ago is up 1.2% and the Median sold price Year to date vs YTD one year ago is up 9.8%!

In Alamo, Ca. We had 25 active single family homes that came on the market, 14 went under contract and 13 sold last month. Last month, single family homes sold for an average sold price of $2,907,493. Comparing July 2024 to July 2023, the average sold price is up +24.3% this year. The actual price range was $1,600,000 – $5,500,000 and it took an average of 28 days to sell. Finally, the Median sold price in July vs one year ago is up 4.9% and the Median sold price Year to date vs YTD one year ago is up 3.5%!

And finally, in San Ramon, CA. We had 23 active single family homes that came on the market, 22 went under contract and 48 sold last month. Last month, single family homes sold for an average sold price of $1,999,849. Comparing July 2024 to July 2023, the average sold price is up +2.2% this year. The actual price range was $739,900 – $3,265,000 and it took an average of 14 days to sell. Finally, the Median sold price in July vs one year ago is up 10.8% and the Median sold price Year to date vs YTD one year ago is up 7%!
