Hey San Ramon Valley! It’s time for your MARKET UPDATE! We are steadily moving into the Spring market right now, and here are the latest stats that you need to know!

Hi, I’m Terry Tucker, Realtor with eXp Realty, helping people sell and buy homes right here in the San Francisco Bay Area! 

In Danville, California, at the time of this video, we have 76 single family homes that are active for sale, 28 are under contract, and 20 sold last month. Single-Family Homes last month sold for an average of $2,076,405. The actual range was $1,100,100 to $4,650,000 and it took an average of 39 days to sell. Comparing January last year to January of this year, single-family home sales price was down 11%. And the median price for Year-to-date 2025 vs 2026 was down 3.09%.

In Alamo, California, we have 24 total homes that are active for sale, 10 are under contract, and 6 sold last month. Single-Family Homes last month sold for an average of $2,493,333. The actual range was $1,360,000 to $3,900,000 and those took an average of 27 days to sell. Comparing January 2025 to this January 2026, average sale price for single-family homes was up +8.12%. 2025 Year-to-date median sold price for single-family homes is up +7.37% compared to the same time period last year.

In San Ramon, California, we have 44 total homes that are active for sale, 27 are under contract, and 16 sold last month. Last month… Single-Family Homes sold for an average of $1,794,819. The actual range was $1,360,000 to $3,770,000 and it took an average of 16 days to sell. Again, comparing January 2025 to January 2026, the average sold price for single-family homes was down 8.74%. And median home price was down 3.19% compared to the same time last year vs this year.

Keep in mind that these are city averages, and it erases the nuance of the market because it averages out all the variables… like location, condition, skill of the agent, how many and what kind of house is being sold, and more.
