Hey San Ramon Valley! It’s time for your MARKET UPDATE! We are crawling into the Fall market right now, and here are the latest stats that you need to know!

Hi, I’m Terry Tucker, Realtor with eXp Realty, helping people sell and buy homes right here in the San Francisco Bay Area! 

In Danville, California, at the time of this video, we have 79 total homes that are active for sale, 41 are under contract, and 48 sold last month. Single-Family Homes last month sold for an average of $2,247,891. The actual range was $996,000 to $4,335,000 and it took an average of 26 days to sell. Comparing October last year to this year, average single-family home price was down 13.74%. And the median price for YTD 2024 vs 2025 was down 4.78%.

In Alamo, California, we have 24 total homes that are active for sale, 15 are under contract, and 7 sold last month. Single-Family Homes last month sold for an average of $2,280,985. The actual range was $1,072,000 to $3,609,900 and those took an average of 46 days to sell. Comparing September last year to this year, average sold price for single-family homes was up 10.80%. 2025 Year-to-date median sold price for single-family homes is down 8.67% compared to the same time period last year.

In San Ramon, California, we have 44 total homes that are active for sale, 27 are under contract, and 18 sold last month. Last month… Single-Family Homes sold for an average of $1,767,971. The actual range was $890,000 to $3,585,000 and it took an average of 26 days to sell. Again, comparing October 2024 to October 2025, the average sold price for single-family homes was down 2.85%. 2025 Year-to-date median sold price for single-family homes is down 3.20% compared to the same time period last year.

Keep in mind that these are city averages, and it erases the nuance of the market because it average out all the variables… like location, condition, skill of the agent, how many and what kind of house is being sold, and more.
