DANVILLE, ALAMO, SAN RAMON - October 2025 Local Market Update

Hey San Ramon Valley! It’s time for your MARKET UPDATE! We are crawling into the Fall market right now, and here are the latest stats that you need to know!

Hi, I’m Terry Tucker, Realtor with eXp Realty, helping people sell and buy homes right here in the San Francisco Bay Area! 

In Danville, California, at the time of this video, we have 84 total homes that are active for sale, 47 are under contract, and 40 sold last month. Single-Family Homes last month sold for an average of $2,301,886. The actual range was $1,100,000 to $4,270,000 and it took an average of 39 days to sell. Comparing September last year to this year, average single-family home price was up 2.2%. And the median price for the same time was down 2.08% compare to the same time last year.

In Alamo, California, we have 30 total homes that are active for sale, 13 are under contract, and 15 sold last month. Single-Family Homes last month sold for an average of $2,823,533. The actual range was $1,375,000 to $7,625,000 and those took an average of 24 days to sell. Comparing September last year to this year, average sold price for single-family homes was down 4.02%. 2025 Year-to-date median sold price for single-family homes is down 10% compared to the same time period last year.

In San Ramon, California, we have 53 total homes that are active for sale, 29 are under contract, and 51 sold last month. Last month… Single-Family Homes sold for an average of $1,816,173. The actual range was $780,000 to $3,600,000 and it took an average of 21 days to sell. Again, comparing September to September last year to this, average sold price for single-family homes was up 5.66%. 2025 Year-to-date median sold price for single-family homes is up 10.94% compared to the same time period last year.

Keep in mind that these are city averages, and it erases the nuance of the market because it average out all the variables… like location, condition, skill of the agent, how many and what kind of house is being sold, and more.
